Selangor offers RM250k homes to Malaysians earning RM10k and below

Fancy owning a 1,000sq ft apartment unit in Section U8, Shah Alam, at just RM250,000?

The Selangor government has made that into a reality through its ‘Rumah Idaman’ programme – aimed at elevating the living standards of the B40 group.

Selangor Menteri Besar Datuk Seri Amirudin Shari said the goal was to help more people own their first home in the state.

This comes as house prices continued to soar, due to the rising cost of raw materials and the shortage of labour brought on by the Covid-19 pandemic.

“The state government works with developers in the state, and nationwide. Nadi Cergas Sdn Bhd will build the units in Section U8, Shah Alam,” said Amirudin.

“The ‘Rumah Idaman’ is different from other affordable homes in the country. RM250,000 for a 1,000sq ft home … I can assure you, there’s no such price anywhere in Malaysia.

Amirudin says the move is to help more people own their first home in Selangor.

“It’s part of our efforts to ensure that those in the B40 group can also live comfortably.”

Every ‘Rumah Idaman’ unit comes with three rooms, two bathrooms and a balcony. The price is also inclusive of:

  • two parking lots
  • built-in cabinets in the rooms
  • air conditioning units
  • water heaters in both bathrooms
  • kitchen cabinet
  • fridge
  • 32-inch television
  • television cabinet

“This is the policy that we have set, and we will provide all these facilities for just RM250,000.

“There is this perception that such houses are located in remote areas. But that’s not the case with our ‘Rumah Idaman’. The ‘Rumah Idaman’ in Section U8 is near Bukit Jelutong and Elmina… It’s in a mature area and is well connected to major highways (New Klang Valley Expressway and Guthrie Corridor Expressway).

“It is also near several institutions of higher learning, schools, and malls. Even the Shah Alam Stadium is nearby.”

The other ‘Rumah Idaman’ project, Idaman Cahaya, is located in Cahaya Alam, Shah Alam.

At least eight other ‘Rumah Idaman’ projects are lined up in the state.

The units are available to Malaysians aged 18 and above, with a monthly household income of not more than RM10,000. The applicant, and his or her partner, must not have any home in Selangor. The transfer of names for the ‘Rumah Idaman’ unit can only be done five years after the date of purchase, with approval from the state authority.

Buyers will also be offered loan packages of up to 100 per cent of the value of the home, and can stretch their loan duration to a maximum of 40 years.
